- Preparation and/or evaluation of overall annual budget
- Frequent on-site inspections
- Leverage and relationships with contractors and vendors
- Owner’s representative services for major building projects and capital improvements
- Financial planning and management
- Fire safety and security
- Municipality and environmental compliance
- Monthly collection (via check or direct debit) of all regular and special assessments
- Timely recording and payment of all association invoices (subject to available funds)
- Monthly detailed financial reporting to the Board of Managers
- Orderly filing of all paid invoices, check stubs and bank reconciliations
- Preparation of materials for an accountant to prepare annual tax returns
